What are the Weekly Fees / Rent?
As peoples' financial circumstances differ, we have split the Weekly Rent into two components - a Base Rent and a Selected Rent thereby enabling a greater number of people to consider moving into one of our Villages as a viable option.
Most of our Lifestylers choose option b, which helps to provide the most current affordable option.
The Weekly rents do vary between Villages, but on the average the current (1 July 2012) Base Rent for a single person is $146 per week and a couple is $167 per week (GST inclusive). Please contact one our Sales Team to confirm the current Base Rent for the Village that interests you most.
Please note that the homes in our Villages enable Lifestylers to obtain Governmental Rental Assistance, if a Lifestyler is in receipt of a Government Pension. Thereby making it even more affordable for many to live in our Villages.
So, what does the rent cover?
The rent not only gives you exclusive use of the land / site upon which your home is located, year-round access to the Village facilities, but it also covers:
just to name a few items and services covered by your weekly rent.
It should also be noted that refurbishment, replacement or upgrade of common area equipment and facilities is paid by the Village Operator.
How are Base Rent Reviews calculated and how often are they reviewed?
Base Rent Reviews:
Only your Base Rent can be increased annually by the increase in the Consumer Price Index of the capital city where the Village is located. Your Base Rent could also be increased by an increase in Statutory Government charges, but since the year 2000, we have not passed on these increases to our Lifestylers. Furthermore, we do not want to pass on these increases, as we want to maintain the affordability of living in our Villages.
Base Rent increases are effective 1 July each year.
How is the Base Rent paid?
Base Rent is paid electronically (via Direct Debit) on a fortnightly basis.
