The VIP Early Bird Bonus Offer has proved very popular and for good reason. It’s not often you get the opportunity to secure a $10,000 discount, free site rent until July 2013 and preferential site selection for only a $1,500 deposit that’s fully refundable so there’s literally nothing to lose! Mind you there is only 35 sites in stage 1 and to date we’ve had 28 people sign up (in fact more than that however a couple have had to cancel for personal reasons) so it would be worth getting in sooner rather than later if you have been thinking about taking the next step along the path to see if Helena Valley might be the place for you.
I’m pleased to advise that during late December and January we have been having discussions with Water Corporation regarding the water pipeline running through the middle of the village and we are excited that we now have certainty over what is happening and the outcome is a great one for the village. Water Corporation have committed to realigning the pipeline down the northern boundary of the village before April 2018 which will ultimately give us a nice 10m landscaped buffer between us and the residential subdivision planned for the block next door and de-commissioning the pipeline through the middle of the village which gives us better integration within our own village and better traffic access rather than being separated by a piece of land owned by Water Corporation.
As a result I have just recently confirmed the new overall site plan design with our architects and forwarded them to the civil designers to re-start the design process to get the village built. We’ve also been going over the home designs in light of the certainty from Water Corporation and have made some minor adjustments to some home designs to help them integrate into the blocks sizes we have available and the revised designs will be available soon. Mainly it’s just adjusting some of the dimensions rather than layouts so what you may have already seen will still be very close to the end product.
I am now planning to be able to start booking sites later this month and of course those who have paid their VIP Early Bird deposits will have first dibs at the sites in the order that they signed up in. Some people have asked about how many large sites are available and what happens if they are gone by the time my turn comes around and there are a few options available in the event that happens;
As you can see there are a number of options available and once we understand all the home choices everyone has made, we can then get back to you with what options we’ve come up with for you in the event there are no larger home sites available when it comes to your turn. Often over time as people’s circumstances change we will get cancellations which can also free up a larger site at which point we will offer it to the next person in order who may be waiting for a larger site.
Planning Underway for a Larger Village We are delighted to advise that in December the Shire of Mundaring voted in favour of initiating a scheme amendment that will allow the extension of the village from a small village of around 226 home sites to a medium size village of around 350 sites. Now that’s not an approval at this point, but it starts the process off and within the next 6 months or so we will know for sure whether we have the approval to proceed. It will definitely be a benefit to the existing village to incorporate the additional sites and enable us to provide additional capacity and a better overall facility for the village.
Construction Schedule In terms of the construction schedule, we are now targeting Oct this year for when the first homes move in. It may be earlier depending on how the construction industry is placed when we have finished our design phase and also the weather during winter can also impact timing however we will keep you posted along the way as we go. I will provide you a monthly update from here on in until we have opened the village.
The other factor that could affect timing is sales which as I’ve said has been very positive to date with 28 deposits received so far however the bank requires at least 35 before they will release the main construction funding, however that is not slowing us down with pushing on with the design work we need to do right now while we get the remaining sales which won’t take long now the Xmas break is over and we are all back on deck. It’s not a matter of “if” but “when” we get the final few sales.
Delays are always frustrating and between dealing with Water Corporation and the West Australian Planning Commission we’ve had our fair share, however now with those major items behind us we can focus on building the village and providing the wonderful lifestyle that Helena Valley Lifestyle Village will provide.
